The Customer's Situation

Encik Faizal was opening a new mamak restaurant along Jalan Meru in Klang. The 1,200 sqft shoplot had previously been a hardware store with no aircond — just ceiling fans. But Encik Faizal knew that in 2026, customers expect aircond comfort, especially during the scorching afternoon hours when his nasi kandar crowd would peak.

He initially wanted wall-mounted units, thinking they'd be cheaper. But after we assessed the space, we strongly recommended ceiling cassette units instead. Here's why: the shoplot had an open floor plan with 12-foot ceilings and a cooking area that generated significant heat. Wall-mounted units would struggle to distribute air evenly across the space, and the hot kitchen air would create dead zones where customers would still feel warm.

Ceiling cassettes blow air in four directions from the centre of the ceiling, creating much more even coverage. For a restaurant, this means every table gets comfortable cooling — not just the ones directly under the unit.

Project Challenges

  • 1,200 sqft open space with 12-foot ceilings — needs powerful, even air distribution
  • Kitchen area generating constant heat from gas stoves and fryers
  • No existing aircond infrastructure — everything from scratch including electrical wiring
  • Ceiling was exposed concrete — needed custom mounting brackets and condensate drainage routing
  • Restaurant needed to open within 2 weeks — tight timeline

Why York Ceiling Cassette?

We recommended York for this project for several reasons. First, York has a strong track record with commercial ceiling cassette units — it's their bread and butter. The York 3HP ceiling cassette delivers 28,000 BTU, which is ideal for a 600 sqft zone. Two units would cover the entire restaurant comfortably.

Second, York cassettes are competitively priced compared to Daikin commercial units. For Encik Faizal's budget, York offered the best value. And third, the York warranty for commercial installations is solid — 5 years on the compressor.

You can read more about how cassette units compare to wall-mounted in our brand comparison guide.

Installation Process

Work Completed

  • Installed 2x York 3HP ceiling cassette units (YCL28C model) with 4-way airflow
  • Custom fabricated steel mounting brackets for exposed concrete ceiling
  • Ran copper piping (30 metres total) from indoor units to outdoor condensers on rear wall
  • Installed dedicated 30A electrical supply for each unit with individual MCBs
  • Routed condensate drainage through ceiling void to external drain point
  • Mounted 2x outdoor condenser units on heavy-duty wall brackets at rear of building
  • Full vacuum, nitrogen pressure test, and R410A gas charging
  • 48-hour test run before restaurant opening

The Electrical Challenge

One thing that caught us early was the existing electrical supply. The previous tenant — a hardware store — had a basic single-phase supply. Two 3HP aircond units draw significant power, and we needed to ensure the main supply could handle it without tripping.

Our electrician assessed the DB board and confirmed it could support the additional load, but we needed to run dedicated circuits from the DB to each unit. This added about RM800 to the project cost but was absolutely necessary for reliable operation.

The Drainage Solution

With exposed concrete ceilings, there was no ceiling void to hide the condensate drainage pipes. We ran the PVC drainage pipes along the ceiling beams, painting them to match the industrial aesthetic that Encik Faizal was going for anyway. The pipes slope gently towards the rear wall and exit through a core-drilled hole to the external drain.

Results

The restaurant opened on time, and the feedback from customers was immediate — the space was noticeably cool and comfortable despite the open kitchen pumping out heat just metres away.

  • Dining area temperature: Maintained at 24°C even during peak lunch hours with 50+ customers
  • Air distribution: Even cooling across all tables — no hot spots or cold zones
  • Noise level: Minimal — customers can have normal conversations without raising their voices
  • Electricity consumption: Approximately RM450-500/month for both units running 14 hours daily

Customer Feedback

"At first I wanted to save money with wall units, but Total Aircond convinced me to go cassette. Best decision. My restaurant is cool everywhere — even the tables near the kitchen. Customers always comment how comfortable it is. Worth every sen."
