The Customer's Situation

Mr. Ganesh Krishnan lived in a 2-bedroom unit at Tropicana Metropark, Tropicana. One evening, he noticed a water stain spreading across the plaster ceiling near his living room aircond. By the next morning, water was actively dripping from the ceiling — right onto his leather sofa.

The Panasonic 2.0HP wall-mounted unit had been installed during the condo's completion about 5 years ago. Mr. Ganesh admitted he'd only serviced it once — two years ago. The aircond was still cooling fine, which confused him — he expected a leaking aircond would also have cooling problems.

He called us urgently as the water was threatening his furniture and the ceiling was showing signs of swelling.

Issues Found

Our Diagnosis

Technician Chong arrived within 2 hours of the call. He opened the indoor unit and immediately saw the drain pan was full to the brim — water was literally at the edge, overflowing with every additional drop of condensation.

He disconnected the drain pipe from the indoor unit and attempted to blow through it — completely blocked. Using a drain pump and flexible wire, he cleared the pipe and flushed it with water. What came out was a thick, dark green slime — five years of algae and biological growth that had completely sealed the pipe.

Work Completed

  • Cleared severely blocked drain pipe using drain pump and flexible wire
  • Flushed drain line with cleaning solution to dissolve remaining algae
  • Cleaned drain pan — removed accumulated slime and debris
  • Full evaporator coil wash — removed heavy dust buildup
  • Filter cleaning
  • Tested drainage flow — confirmed clear and flowing freely
  • Verified no water leak after 30 minutes of operation

Results

  • Water leak: Completely stopped — drain flowing freely to external outlet
  • Cooling performance: Noticeably improved after coil cleaning — room cools faster
  • Air outlet temperature: Dropped from 17°C to 12°C after cleaning (significant improvement)

Mr. Ganesh also needed to have the water-damaged ceiling repaired — that was a separate job for a plastering contractor. The ceiling repair cost him about RM300 — an expense that could have been avoided with regular aircond servicing.
