The Customer's Situation

Encik Faizal bin Mohd Noor, the facilities manager for a 3-storey commercial office building in Bangsar, contacted us for the annual maintenance of their Daikin VRV IV system — 3 outdoor units connected to 24 indoor units across three floors housing a digital marketing agency, accounting firm, and co-working space.

"The second floor co-working space has been getting complaints about uneven cooling," Faizal explained. "Some zones are too cold while others barely feel the aircond. And our TNB bill has increased about 15% over the last two months."

Issues Identified

Our Maintenance Approach

Our team of 3 technicians led by senior VRF specialist Encik Kamal divided the work into three phases — one floor at a time — to minimise disruption.

Work Completed

  • Deep cleaned all 24 indoor unit coils, filters, drain pans, and blower fans
  • High-pressure cleaned all 3 outdoor condenser coils
  • Replaced faulty branch controller communication cable — resolved E3 error
  • Topped up R410A refrigerant on System 2 (approximately 500g)
  • Recalibrated 4 temperature sensors showing drift
  • Flushed all 24 drain lines
  • Updated BMS settings and rebalanced second floor airflow
  • Full system performance test — all zones within 1°C of setpoint

Root Cause Analysis

The uneven cooling was caused by drifted temperature sensors (reading 2-3°C higher than actual) combined with the intermittent communication error on the branch controller. The 15% TNB increase was from fouled condenser coils forcing compressors to work harder. After cleaning, condensing temperature dropped 6°C — translating to 15-20% efficiency improvement.
