The Customer's Situation
Encik Hafiz Razali had been renting a 3-bedroom condo unit in Mutiara Damansara for two years. His tenancy was ending in a week, and his landlord had already scheduled a move-out inspection. Hafiz was worried about one thing in particular — the aircond units.
During his two-year tenancy, Hafiz admitted he had only serviced the aircond once — about eight months into his rental. After that, life got busy and he forgot. Now, with the move-out inspection looming and RM4,200 in deposit at stake, he was scrambling to get the aircond units cleaned and checked.
"My landlord is very particular," Hafiz told us over WhatsApp. "She already warned me that if the aircond is not in good condition, she'll deduct from my deposit. I need someone to clean them properly and also tell me if there are any problems so I can fix them before the inspection."
Issues Found During Inspection
- All 3 units had not been serviced for over 14 months — heavy dust and grime buildup
- Master bedroom Daikin 1.5HP: drain pan partially clogged, slow water drainage
- Second bedroom Panasonic 1.0HP: mild musty smell from mould starting to form on evaporator
- Living room York 2.0HP: gas slightly low — cooling output at 16°C instead of ideal 12-13°C
- All filters visibly dirty and darkened
Our Approach: Clean + Inspect + Report
Hafiz specifically requested not just a cleaning, but a full aircond inspection with a written report he could show his landlord. Smart move — this is exactly what we recommend for all tenants moving out.
Our technician Syafiq arrived at 10am and began with a thorough inspection of all three units before any cleaning was done. This way, he could document the "before" state and identify any issues that needed attention.
Cleaning All Three Units
Each unit received a comprehensive cleaning service:
Work Completed
- Deep cleaned all 3 sets of filters — soaked, scrubbed, and dried
- High-pressure water jet cleaning of all 3 evaporator coils
- Cleared and flushed all drain pans and drainage lines
- Cleaned blower fans on all units
- Sanitised indoor unit casings, louvers, and air deflectors
- Applied anti-mould treatment on Panasonic unit to eliminate musty smell
- Gas top-up for York living room unit (R410A, approximately 200g)
- Full performance test on all units — measured airflow and outlet temperature
- Written inspection report provided with before/after condition notes
The York Unit Gas Issue
The living room York 2.0HP was blowing air at 16°C instead of the expected 12-13°C. Syafiq checked the gas pressure and confirmed it was slightly low — not critically low, but enough to affect cooling performance.
This is a common finding in units that are 5+ years old. Small amounts of gas can slowly seep through fittings over time. It doesn't mean there's a major leak — just that the gas level has dropped below optimal over the years.
Syafiq topped up the R410A gas, and the outlet temperature dropped to 12°C within minutes. Problem solved.
Importantly, Syafiq noted in the report that this gas depletion was due to normal wear and age of the unit — not tenant neglect. This was crucial for Hafiz, because it meant the landlord couldn't reasonably deduct the gas top-up cost from his deposit.
The Inspection Report
We provided Hafiz with a detailed written report covering:
- Current condition of each unit — all rated "Good" after cleaning
- Cooling performance — all units reaching optimal outlet temperatures
- Drainage status — all drain lines flowing freely
- Gas levels — all units at proper pressure after top-up
- Recommendations — no major repairs needed; all units functioning normally
This report gave Hafiz documented proof that the aircond units were in good working condition at the time of his move-out. As we always tell tenants: understanding who is responsible for aircond repair can save you a lot of money and stress during move-out.
The Move-Out Inspection Result
Hafiz messaged us a few days later with good news. His landlord inspected the condo, tested all three aircond units, and was satisfied with their condition. She even commented that the aircond was cleaner than when Hafiz moved in.
Hafiz got his full deposit back — all RM4,200. The RM350 he spent on cleaning, gas top-up, and the inspection report was well worth it.
Pricing Breakdown
- Aircond cleaning x 3 units: RM210 (RM70 each)
- Anti-mould treatment (Panasonic unit): RM40
- R410A gas top-up (York unit): RM80
- Written inspection report: RM20
- Total: RM350
Advice for Tenants Moving Out
- Book aircond service at least 1-2 weeks before move-out — don't wait until the last day.
- Request a written report — this protects you if the landlord disputes the aircond condition.
- Service regularly throughout your tenancy — prevention is always cheaper than last-minute fixes.
- Keep all service receipts — they're your proof of maintenance.
- Test the aircond yourself — turn on each unit and check that it's cooling properly before the landlord inspects.
Customer Feedback
"I should have serviced the aircond more often during my tenancy — lesson learned! But Syafiq really saved me with the thorough cleaning and the inspection report. My landlord was impressed, and I got my full deposit back. The RM350 was the best investment I made this whole tenancy. Thanks Total Aircond!"
