The Customer's Situation
Puan Azizah lives on the 22nd floor of a luxury condo in Bukit Bintang. Her Daikin 1.5HP aircond in the master bedroom had gradually lost cooling power over the past year. She'd had the indoor unit serviced twice, but cooling didn't improve much. A technician suggested the outdoor condenser might be the issue — but it sat on a narrow utility ledge accessible only from a small hatch.
Puan Azizah had never had the condenser cleaned in 4 years. Living in the heart of KL, the unit was exposed to heavy city pollution, construction dust from nearby developments, and pigeon droppings. The condo required any work on external ledges to be done with safety harnesses.
Our Approach
We coordinated with the building management office three days in advance to obtain a work permit and arrange access. Our technician Syafiq, trained and certified for work at height, used a safety harness anchored to the ledge's structural point.
When Syafiq reached the condenser, the condition was striking — the aluminium fins were almost entirely blocked with a thick layer of dark, compacted grime. Air could barely pass through. This explained the poor indoor cooling: the condenser couldn't reject heat properly, so the compressor ran at maximum but couldn't lower the refrigerant temperature enough.

Results
- Condenser airflow restored to full capacity
- Compressor head pressure dropped from danger zone to normal range
- Indoor cooling dramatically improved — room reaches 24°C in 15 minutes (was taking 40+ minutes)
- Compressor no longer running constantly — cycling normally, reducing electricity consumption
Pricing
- Condenser cleaning (high-rise): RM180
- Safety equipment and access coordination: RM70
- Total: RM250
Issues Identified
- Outdoor condenser on narrow 22nd-floor utility ledge, never cleaned in 4 years
- Condenser fins completely clogged with city dust, soot, and pigeon droppings
- Indoor unit not cooling properly — compressor running constantly but room stays warm
- High head pressure readings indicating blocked condenser
- Building management required safety harness for ledge access
Work Completed
- Coordinated access with building management — obtained work permit
- Technician used safety harness and secured anchor point on ledge
- High-pressure water jet cleaning of all condenser coil surfaces
- Removed compacted debris from between fins using specialised brush
- Cleaned condenser fan blades
- Checked refrigerant pressure — returned to normal after cleaning
- Indoor cooling performance fully restored — room reaches 24°C in 15 minutes
Customer Feedback
"I had no idea the outdoor unit was so dirty — you can not see it from inside. The difference after cleaning was immediate. The bedroom is cold again for the first time in months. Syafiq was very professional and the safety precautions gave me peace of mind."
