Puan Siti Nur Aisyah had just completed a major renovation of her 3-bedroom condo unit in Bangsar South. New kitchen cabinets, replastered walls, retiled bathrooms — the works. Why Renovation Dust Is Especially Damaging to Airconds
Normal household dust — the kind from daily living — is relatively fine and mostly gets caught by the aircond filter. But renovation dust is a different beast entirely. Cement powder, plaster dust, and sanding debris are much finer particles that slip right through standard mesh filters.
Once inside, this fine dust sticks to the wet surface of the evaporator coil (which is always damp from condensation) and forms a hard, paste-like layer. Unlike regular dust that can be brushed off, this cement-dust coating essentially waterproofs the coil fins, preventing air from passing through and heat from being exchanged.
The result? The aircond runs but barely cools. The compressor works overtime. And if left long enough, the blocked drainage can cause water to overflow and leak from the indoor unit — which is the last thing you want in a freshly renovated home.
Our Cleaning Process

The Kids' Room Unit — Worst Case
The unit in the kids' room was the worst of the three. When Ahmad removed the front panel and exposed the evaporator coil, it was visually obvious — the coil fins were almost entirely covered in a grey-white paste. Air simply could not pass through.
He spent extra time on this unit, using a coil cleaning solution to soften the hardened layer before hitting it with the pressure washer. The runoff water was thick and grey — Puan Siti was genuinely shocked when she saw what came out.
