Aircond Fan Coil Unit: What It Is & When to Replace - infographic

The "fan coil unit" (FCU) is essentially your aircond's indoor unit — the part on your wall or ceiling that blows cool air. Understanding it helps you make better repair decisions.

Components

  • Evaporator coil: Copper tubes + aluminium fins where refrigerant absorbs room heat
  • Blower fan: Motor-driven fan pushing air across the coil
  • Drain pan: Collects condensation and directs it to the drain line

Types in Malaysia

Wall-mounted (most common residential), ceiling cassette (offices/commercial), ceiling concealed/ducted (premium), and floor-standing (server rooms).

Signs It Needs Attention

  1. Reduced airflow despite clean filters — blower motor may be failing
  2. Persistent water leaks despite drain clearing — drain pan may be cracked
  3. Loud noises — worn bearings or loose components
  4. Evaporator corrosion — reduced efficiency and potential gas leaks
  5. Recurring mould despite chemical wash — surface too degraded for cleaning

Repair vs Replace

Repair when: Unit under 8 years, single component failed, coil still good.

Replace when: Over 10 years with multiple failures, corroded coil, repair cost exceeds 50% of new unit, or uses phased-out R22.

💡 Cost Guide (2026)

Fan motor: RM150-400 | Drain pan: RM80-200 | Evaporator coil: RM400-800 | Complete FCU: RM800-2,000 | Full system: RM1,200-3,500

Maintenance Tips

  • Clean filters every 2-4 weeks
  • Professional service every 3-4 months
  • Annual chemical wash for dusty environments
  • Don't block return air circulation

In TTDI and other mature neighbourhoods, we see 12-15 year old FCUs still running well with proper maintenance. Without it, problems start at year 5-6. Get a professional assessment for any symptoms above.
