The Cleaning Hierarchy

There are three levels of aircond cleaning, each progressively more thorough:

1. Regular Cleaning (RM60-80 per unit)

This is your standard quarterly service. The technician washes the filters, sprays the evaporator coil with water, cleans the drain pan, and wipes down the housing. Suitable for units that are maintained regularly and don't have severe contamination.

2. Chemical Wash (RM120-200 per unit)

A deeper clean using specialised chemical cleaning solutions. The technician sprays coil cleaner (usually alkaline-based) onto the evaporator coil, lets it soak and dissolve stubborn grime, then rinses with pressurised water. The difference between cleaning and chemical wash is significant — chemical wash removes buildup that water alone can't.

3. Chemical Overhaul (RM250-450 per unit)

The most thorough cleaning possible. The indoor unit is partially disassembled — the evaporator coil, blower fan, drain pan, and housing are separated and individually soaked in chemical solution. Everything is cleaned to near-factory condition.

What Happens During a Chemical Overhaul?

Here's the step-by-step process:

1. Unit isolation: The aircond is turned off and the refrigerant circuit is isolated
2. Indoor unit disassembly: The front panel, filters, louvers, drain pan, and blower fan are removed. On some models, the evaporator coil is also detached from the housing.
3. Chemical soaking: Each component is soaked in a chemical cleaning solution — typically for 15-30 minutes. This dissolves embedded grime, mould, and biological growth that's bonded to the surfaces.
4. High-pressure rinsing: Every component is thoroughly rinsed with pressurised water to remove all chemical residue and dissolved contaminants.
5. Drain system overhaul: The drain pan and drain pipe are fully cleared and disinfected.
6. Reassembly and testing: Everything is reinstalled, and the unit is tested for cooling performance, airflow, and drainage.

When Do You Need a Chemical Overhaul?

Not every aircond needs an overhaul. Here are the specific situations where it's justified:

• Severe mould contamination: Black mould visible on the coil, blower fan, and inside the housing — especially if the aircond produces a musty smell even after regular cleaning
• Years of neglect: Units that haven't been serviced in 2+ years often have buildup that chemical wash alone can't fully remove
• Persistent bad smell: If a chemical wash doesn't eliminate the musty/sour smell, the contamination is likely deep inside components that need to be removed and soaked
• Severely reduced airflow: When the blower fan is so caked with grime that the fan blades are visibly thickened with buildup
• After flooding or water damage: If the aircond was exposed to dirty water
